Everyone [including local authorities] has
priorities. It is our view that if our search necessitates a
request for further information, you should not have to wait two
to three weeks for a response. Therefore, should you need further
information [e.g. planning consents, TPO’s, sec. 106 agreements,
sec. 38 agreements etc] let us know. We will charge a £5.00
service charge together with the local authority’s copying fees
and let you have the same back within a couple of days. Please
remember to call for an exact price, as copying charges do tend to
vary.
As the creation of a contaminated land register
draws nearer these searches are proving more popular with the
practitioner who is either being properly cautious or buying in
an unfamiliar area.
Additionally, these searches will give risk assessments for such
matters as flooding, coal mining, and radon emissions. If nothing
else, they provide a good indication of what further enquiries
ought to be made.
We collected a great deal of feedback from our clients in so far
as the usefulness or otherwise of these searches were concerned.
We are pleased to inform you that The Homecheck reports now have
an "all clear"independent certification from Consultants
RPS. This removes the practitioners common problem with environmental
searches; namely, that of interpretation without expertise. Now
you do not need to disclaim any responsibility, someone else is
interpreting and therefore shouldering the burden.
You will no doubt be aware that the Law
Society have recently recommended that these reports be sought on
each and every occasion.
However, in line with our ‘one stop shop’ approach you can
order these reports through WSA. Sadly, to date, we are unable to
offer a discount. We are merely more convenient, as you can order
all your searches on one form. We are also quicker as we request
and receive the reports by e-mail.
