If you have a plan, it is useful for us to have it.
However, the lack of a plan need not delay your submission of a search
to WSA. Because of the way we employ our search agents, they always
have sufficient local knowledge to locate all but the most obscure of
sites. There are only really two occasions where a plan is a must. Firstly,
where the property is a new development. Secondly, where the property
is in a very rural location, or where a plot of land is being purchased
in a rural area.
Unless you have arranged an account facility with
WSA, a cheque should be enclosed with the hard copy request. If you
submit requests by email the cheque can be posted with your reference,
and property details on the reverse. See ‘User Guide’ for
pricing structure.
Quite often a personal search is not submitted
because your client doesn’t know which lender he will be using,
and obviously you do not want to run the risk of having to submit a
Con29 late into the transaction. WSA in partnership with their clients
have provided the answer to this problem.
As you will see from the ‘Approved Lenders’
list, there are only a handful of high street lenders who still refuse
to accept personal searches. From WSA’s point of view it is a
statistical improbability that these lenders will occur in more than
a handful of occasions each month. Therefore if you agree to use WSA
on an ‘across the board’ basis, you will benefit as follows:
Firstly, you will get a refund on every occasion where you have to supply
an additional search (CON 29). Secondly, WSA will invoice you monthly
for the searches you have carried out with us.
